A Vendors Guide to selling a property in Guernsey

Lets take a look at how the process works
Stage 1 – Select an estate agent
There are several estate agents to choose from. All of the agents above come recommended by find.gg and have a wealth of knowledge.
The other factor to be considered is whether to go Sole Agent (exclusive listing with oone estate agent) or Multi agent (Using several estate agents at once)
Stage 2 – The valuation
Once you have selected an estate agent that feels right for you must notify them that you wish them to list your property. The estate agent will send a qualified agent around to your property to carry out a valuation. Typically the chosen estate agent will notify you within 24/48 hours of there estimated value for your property.
Once you agree this figure with the agent you must “Instruct” them to take your property to market.
Stage 3 – Marketing
Once everything is agreed your agent will begin the process of preparing the particulars for your property. These will include but not be limited to:
• A pdf document detailing the information about your property
• A website listing showing the core particulars of your property and any photos they have taken and deem fit. The website listing will also often contain your pdf document as a download link.
• A Guernsey press (listing)
• Any additional print adverts that may be featured in many of Guernsey property publications.

• A Listing on Guernseys premier property listing site http://www.find.gg
Stage 4 – The viewings
Your agent will arrange viewings at your property at which they will of course be present to accompany interested purchasers. Your agent will gauge their clients interest and when applicable arrange second viewing or liaise between you and the purchaser to answer and questions.
Stage 5 – The offer
Once an offer is on the table the agent will contact you to propose it on behalf of their purchasing client. Your agent will generally advise you as to whether the deal is sufficient for your property. If all is acceptable then your agent will arrange a completion date for the sale.
Stage 6 – Under offer
Your agent will liaise with your advocate and draw up an inventory of what is exactly included in the sale.
They will also liaise with the purchasers Bank, Surveyor and advocate to ensure the process is as stress less as possible.
Stage 7 – The completion
When the signed contract is in place the final stage is the completion. Your advocate will meet you at court http://www.gov.gg
This will typically be on a Tuesday morning. The purchasers advocate will read the conditions of sale to both parties. If both parties are totally happy with the terms the house will signed over into the purchasers ownership, monies exchanged and keys handed over.
